The map below show an overview of ‘average prices’, ‘price ranges’ and ‘number of transactions’ for a little over 3,200 ‘ready to move’ and another little over 1,900 ‘currently under construction or would be constructued in future’ apartments bought/sold between April 2020 and March 2021 in Luxembourg communes.
Notes:
- The L’Observatoire de l’Habitat from the Ministère du Logement has developed a methodology in support from the Luxembourg Institute of Socio-Economic Research (LISER) to estimate the contribution of the various annexes (eg, garages, indoor/outdoor parking spaces, cellars, etc.) to the sale price (using historical data) and then exclude these contributions to assess the price per sq.m. of the apartment (data below).
- The prices reported for apartments under construction includes a VAT rate of 3% (within the limit of the total tax concession of € 50,000)
- A minimum of 10 transactions (for a commune) is used for the calculation of average prices, else no data (n.d.) is shown.
- For some communes which did not meet the criteria of minimum 10 transactions in the Apr 2020 – Mar 2021 period, but had 10 or more transactions in the prevoius year (July 2019 – June 2020), then the older data is shown for completeness of the map.
